These Terms govern your use of Property Alerts USA. By creating an account, starting a subscription, or using the service, you agree to these Terms.

The service

Property Alerts USA organizes public-source property signals and customer-supplied lease information into alerts, dashboard records, and deadline reminders. Source availability and data quality vary by municipality and may change without notice.

Not legal, financial, or property-management advice

Our alerts and AI-assisted lease extractions are informational tools only. They are not legal, financial, compliance, inspection, or property-management advice. You are responsible for reviewing source records and lease documents, confirming all extracted information, and consulting qualified professionals where appropriate.

Your account and content

You must provide accurate information, maintain the confidentiality of your password, and use the service only for properties and documents you are authorized to manage. You retain rights in the documents you upload. You grant us a limited right to process those documents solely to operate the service.

Tenant reminders

You may add a tenant email only when you have obtained the recipient’s consent to receive the selected reminders. You are responsible for the accuracy of recipient information and for complying with applicable law, lease terms, and communication-consent requirements.

Subscriptions and payment

Subscriptions renew on the billing cycle shown at checkout unless cancelled through the billing portal. Payment processing is handled by Stripe. Prices, plan capacity, and included features are shown at checkout or in your subscription materials. Taxes may apply where required.

Acceptable use

Do not misuse the service, attempt to access another customer’s account, upload malicious files, infringe rights, or use the service to send unlawful or unwanted communications. We may suspend access to protect customers, data, or the service.

Availability and limitations

We aim to provide a reliable service, but do not guarantee uninterrupted operation, complete data coverage, or error-free extraction. To the maximum extent permitted by law, Property Alerts USA is not responsible for actions taken or not taken based on an alert, a missed source record, or an unconfirmed lease extraction.

Termination

You may cancel according to your subscription terms. We may suspend or terminate access for a material breach, misuse, or legal/safety reason. Sections that by their nature should survive termination will survive.

Changes and contact
